Landlords Insurance: an Important Insurance Every Landlord Should Consider

You own an apartment. May be you are satisfied with your well furnished rented property. But did you think about the the things you may leave in the house, like white goods, carpets and general furniture? You should also think how much costly it will be to replace your personal items such as pictures, paintings and garden furniture, if any damage is done to them. But you don’t have to worry, if you simply take landlords contents insurance.

How much it covers

Landlord contents insurance covers every sort of utensil. Everything like Fire, Lightning, Explosion, Earthquake, Riot, Civil Commotion, Storm or Flood, Escape of Water or Oil from fixed domestic appliances, , Malicious Damage, Theft or attempted Theft, Subsidence, Ground Heave, Landslip, Breakage or collapse of radio or television aerials, masts or dishes are the subjects to be termed with this policy.

Two options

Landlords insurance specialists usually opine to take two types of insurances: limited and full contents insurance. A limited contents policy is designed for properties that are let unfurnished or part furnished. A typical policy would provide cover of up to A£5,000 for items such as curtains, carpets, white goods and light fixtures. A full contents policy is for fully furnished properties or for limited contents that would cost more than A£5,000 to replace. Many policies will also provide employers and landlords liability cover in relation to these products.

Landlord and my deposit – what can he take?

I moved out of a property 3 weeks ago and i’m still waiting for the agent to get back to me with what deductions they are going to take from my deposit. (personaly they are acting like money grabbers and dont deserve a penny of it) still…
I had to take out contents insurance on the property when I moved in however I did not renew the insurance on the last month of residency and now they are saying they will take the last months worth of insurence from the deposit – can they do this even though I dont live there anymore??
Also I recieved the paperwork on where the deposit was being held however i have since lost the paperwork – have I got the right to ask for a copy from the agent again or do I go to the company where the deposit is being held?
Information and advice would be appreciated.
:-)

You can ask for a copy of the paperwork, but because they furnished it and you lost it of your own fault they’re not obligated to give a copy to you.

As for the insurance… This is confusing because usually the property manager has nothing to do with it other than being provided proof that you have insurance. There are only a couple of ways I can see this happening;

One being that the property manager became aware that you didn’t renew your policy and had their own taken out or the second being that you were paying your premiums to the property manager to forward on. Either way you’d owe, as insurance is a requirement and you were living there that last month. It could also be a fine for not complying with the lease by keeping the insurance policy throughout it.
